Phoenix Has the Most Diverse Housing Stock in the Valley

Phoenix covers nearly 520 square miles and almost a century of residential construction. The decade your home was built tells us a lot about what your panel, wiring, and service capacity look like today — and what it needs to handle modern demands like EV chargers, home offices, and upgraded HVAC systems.

1940s – 1960s Homes

Central Phoenix, Arcadia, and the Biltmore corridor. Many still have original wiring, undersized panels, and 100-amp or less service. A panel assessment is the starting point for almost any upgrade in this era. Aluminum wiring and older Federal Pacific or Zinsco panels are common — both require attention before adding new loads.

1970s – 1980s Homes

Much of West Phoenix, Deer Valley, and older Laveen. Aluminum branch circuit wiring was standard in this era and requires proper remediation at every outlet, switch, and connection point before it’s safe for modern electrical loads. This is one of the most common calls we get from Phoenix homeowners.

1990s – 2000s Homes

Ahwatukee, parts of North Phoenix, and established suburbs. Generally copper-wired with 200-amp service, but aging panels and growing electrical demands — EV chargers, added HVAC zones, home offices — are pushing these homes toward upgrades. Most are one major addition away from needing a panel assessment.

2010s – Present Homes

North Phoenix, Desert Ridge, newer Laveen, and master-planned communities. These homes are well-wired for their age, but EV charger installation and smart home integration are the primary requests. Garages often need dedicated circuits, and some newer homes still require subpanel work to support Level 2 charging.

Phoenix Neighborhoods We Serve

Every Phoenix neighborhood has its own electrical personality. Here’s what we typically work on across the areas we serve most.

Arcadia

Arcadia is one of Phoenix’s most coveted neighborhoods — and one of the most electrically complex. Sitting on the Phoenix-Scottsdale border, most Arcadia homes were built in the 1950s and 1960s and have been substantially remodeled over the decades. What often hasn’t been updated is the electrical system behind the walls. Aging panels, aluminum wiring, and under-capacity service are common. If you’re remodeling, adding a pool, or putting in an EV charger, an electrical assessment is almost always the right first step.

Biltmore & Camelback Corridor

The Biltmore and Camelback areas combine some of Phoenix’s oldest luxury homes with modern high-rises and condos. For single-family homes in this corridor — particularly those from the 1960s through 1980s — panel upgrades and EV charger installations are the most common requests. These homeowners expect professional, clean work and zero surprises on the invoice. We regularly install Level 2 EV chargers and handle full panel replacements in the Biltmore area, all permitted and inspected.

Ahwatukee

Ahwatukee is a family-oriented community tucked against South Mountain, with most homes built between the late 1980s and early 2000s. Electrical systems here are generally copper-wired and in decent shape, but the surge in EV ownership and home office additions over the past few years has pushed many panels to their limits. We do a significant volume of EV charger installations and panel capacity assessments in Ahwatukee — often discovering that a 150- or 200-amp panel is already near capacity before a charger is added.

North Phoenix & Desert Ridge

North Phoenix is one of the fastest-growing parts of the Valley, with a mix of established master-planned communities and newer subdivisions going up every year. Homes in Desert Ridge and the surrounding area are generally newer construction — well-wired, with 200-amp service — but the demand for EV charging has exploded as this area has one of the highest concentrations of electric vehicle owners in the Phoenix metro. We install a high volume of Level 2 chargers in North Phoenix garages, and handle smart home wiring for new and existing construction.

Midtown & Central Phoenix

Central and Midtown Phoenix contain some of the oldest residential housing in the state — 1940s and 1950s bungalows, ranch homes, and early subdivisions that have seen generations of ownership and renovation. These homes often carry the full range of electrical challenges: original wiring, undersized panels, Federal Pacific or Zinsco breaker boxes, and aluminum branch circuits layered over older systems. If you own a home in this area, there’s a good chance your electrical system has never had a full assessment. We specialize in this era of home and can give you an honest picture of what’s there and what it needs.

Laveen

Laveen has seen some of the fastest residential growth in the Phoenix metro over the past decade, with large subdivisions of newer homes that are well-built and generally well-wired. The most common requests we see in Laveen are EV charger installations — this is a community full of young families and first-time EV buyers who want a proper Level 2 charger rather than a slow trickle from a standard outlet. We regularly install dedicated circuits and Level 2 chargers in Laveen garages, with permits pulled and inspections scheduled as part of every job.

Deer Valley

Deer Valley is a well-established north Phoenix neighborhood with a wide range of home ages — from 1970s and 1980s tract homes to newer builds on the edges of the area. The older homes in Deer Valley are prime candidates for panel upgrades and aluminum wiring remediation. The newer homes are increasingly adding EV chargers as the area’s homeowner demographic shifts toward EV ownership. We work throughout Deer Valley on both ends of the electrical spectrum — aging systems that need modernization and newer homes that need EV-ready infrastructure.

What Does Electrical Work Cost in Phoenix?

Pricing depends on your home’s age, the distance from your panel, and whether permits or utility coordination are required. Phoenix homes often require more assessment upfront due to the range of wiring eras — every estimate is free and in writing.

Frequently Asked Questions

Do you serve all of Phoenix?

Yes. We serve all of Phoenix — including Arcadia, Biltmore, Ahwatukee, North Phoenix, Desert Ridge, Midtown, Laveen, Deer Valley, and surrounding areas. We also serve Scottsdale, Tempe, Mesa, Chandler, and Gilbert throughout the Valley.

My Phoenix home has aluminum wiring — is that dangerous?

It can be a risk if it hasn’t been properly addressed. Aluminum branch circuit wiring was common in homes built in the late 1960s and 1970s. It’s not necessarily dangerous, but it requires correct connections at every outlet, switch, and junction box to prevent overheating. We assess and remediate aluminum wiring throughout Phoenix — call us for an evaluation before adding any major electrical loads.

Does Phoenix require permits for electrical work?

Yes. New circuits, panel upgrades, EV charger installations, and most significant electrical work require permits from the City of Phoenix. We handle the permit application, schedule inspections, and coordinate with APS or SRP. Permitted work protects your home and your homeowner’s insurance.

Which utility serves my Phoenix home — APS or SRP?

It depends on your address. APS serves most of Phoenix, but SRP covers significant portions of the east and southeast Valley. For panel upgrades, we coordinate the disconnect and reconnect with whichever utility serves your home — you don’t need to manage that yourself.

How do I know if my panel needs to be replaced?

Common signs include breakers that trip regularly, lights that flicker or dim when appliances run, a panel that feels warm to the touch, a burning smell near the electrical panel, or a Federal Pacific or Zinsco brand panel (both have known safety issues). If your home is more than 30 years old and hasn’t had an electrical inspection, a free assessment is a good starting point.

Can you install an EV charger in an older Phoenix home?

Yes — but older homes often need a panel assessment first. Many Phoenix homes built before 1990 have 100-amp panels that aren’t sufficient for a Level 2 charger without an upgrade. We’ll assess your panel during the estimate visit and tell you exactly what’s needed before any work begins. In many cases, we can do the panel upgrade and charger install in the same visit.

Who will show up to do the work?

Neil — the owner. Sparks by Rabbit is owner-operated, which means the person you talk to on the phone is the same person who shows up, gives the estimate, and does the job. No subcontractors, no crews you’ve never met. Just Neil, with 10+ years of residential electrical experience and a ROC license you can verify at roc.az.gov.

How quickly can you get to my Phoenix home?

Most non-emergency jobs are scheduled within one week. For urgent situations — no power to part of your home, a tripped main breaker, or a safety concern — call us directly at (602) 784-6382 and we’ll work to get there sooner.
